SERIOUS BUILDING CONCERNS! (MEMO#1)

HELLO ALL DEAR FELLOW RESIDENTS,
BELOW YOU WILL FIND A LETTER WHICH I WROTE OUT OF PURE FRUSTRATION AND RAGE AT THE MANAGEMENT OF OUR BUILDING. I AM SIMPLY FED UP WITH THE ARRAY OF PROBLEMS THAT CONSTANTLY ARISE AND NO ONE SEEMS TO DO ANYTHING ABOUT THEM. RESIDENTS DO NOT SPEAK OUT AND THE KNUCKLEHEADS @ THE OFFICE SEEM TO JUST PASS THEIR DAY WITH THE LEAST AMOUNT OF EFFORT PUT INTO OUR WELL- BEING HERE.
WHAT I DID, IS I PRINTED A LETTER (WHICH YOU WILL FIND BELOW), AND SIMPLY SLID IT UNDER THE OFFICE DOOR DURING THE "OFF HOURS". THERE ARE ONLY 3 ISSUES IN THAT LETTER, BUT I AM PLANNING TO START SLIDING A LETTER A WEEK UNTIL SOMETHING IS DONE ABOUT IT. NEW CONCERNS WILL BE WELCOME, SO PLS JOIN IN AND LETS GET OUR $$$'S WORTH HERE!
SERIOUS BUILDING CONCERNS!! 8/13/08
HELLO,
PLS PASS THIS ON TO MANAGER - BARON AND THE SUPER -
DENIS. (PERHAPS THE CORPORATE AS WELL)
THERE ARE SEVERAL KEY ISSUES THAT JUST NEED TO BE ADDRESSED
IN OUR BUILDING. I AM SURE IAM NOT THE FIRST RESIDENT TO SPEAK OUT.
1.
THERE IS ABSOLUTELY NO A/C ANYWHERE THROUGHOUT THE BUILDING. (THE LOBBY,
HALLWAYS, ELEVATORS). MOST, IF NOT ALL LUXURY BUILDINGS PROVIDE AN ADEQUATE
AMOUNT OF COOLING IN THE COMMON AREAS ESPECIALLY DURING THE SCORCHING HOT
SUMMER DAYS! THIS IS UNHEARD OF TO HAVE THE HALLWAYS AND THE MAIN LOBBY SMELL
OF SUMMER STENCH AND BE STEAMING HOT. IT IS HONESTLY EMBARASSING WHEN GUESTS
COME OVER TO HAVE TO EXPLAIN THAT OUR MANAGEMENT AND PROBABLY THE CORPORATE IS
TOO CHEAP AND DECIDED TO SAVE THE PRECIOUS ENERGY DOLLARS TO CUT COSTS DOWN. WE
ALL PAY AN ANNUAL AMENITY FEE, DON’T WE? THIS IS EXCATLY THE TYPE OF STUFF I THINK WE DESERVE TO GET FOR IT!!
NEVER MIND THE YEARLY RENT INCREASES? CORRECT?

THE A/C
IN THE GYM IS ALWAYS SET ON 75 DEGREES AT BEST. DURING EVENINGS IT IS
SET ON “FAN” SIMPLY, RATHER THAN “COOL”. THAT IS SHOCKING!!! MOST
PEOPLE TEND TO WORK OUT AT NIGHT, AS I DO, AND LAST THING YOU WOULD WANT IS TO
WORK OUT IN THE HEAT AND SWEAT. I ALMOST PASSED OUT FROM MY WORK OUT TONIGHT, I
AM DEAD SERIOUS. ALL OF THE PEOPLE THAT WERE IN THE GYM WITH ME (AT LEAST 5)
COMPLAINED ABOUT THE SAME EXACT THING. HOW DARE THE BUILDING DO THIS TO US, AND
WHAT FOR? TO SAVE A FEW PENNIES, EVEN THOUGH WE PAY FOR ALL COMFORTS ON
CONSTANT BASIS AS IS?

THE BUILDING APPEARANCE LATELY IS LESS THAN
DESIRABLE TO SAY THE LEAST. FINALLY OUR CARPETS WERE CHANGED, AND THANK YOU FOR
THAT (AFTER MANY YEARS OF LOOKING WORN OUT AND DIRTY), BUT THE JOB IS NOT
NEARLY FINISHED. THE HALLWAYS LOOK LIKE RATS RAN THROUGH THEM AND NIBBLED AT
THE WALLS AND THE WALL PAPER! HOW MUCH LONGER WILL IT TAKE THE CREW TO BRING
THE PROPER APPEARANCE UP, WHICH IS NECESSARY? CARPETS WERE DONE WEEKS AGO, YET
THE HALLWAYS STILL LOOK UNFINISHED AND THE LOOK IS JUST HORRIBLE. THIS IS A
TRUE SHAME. TO PRETEND TO LIVE IN THE BUILDING WHERE YOU ARE SUPPOSED TO BE
“CARED FOR”!
THAT’S PROBABLY IT FOR NOW. WOULD NOT WANT TO OVERWHELM THE
MANAGEMENT. IF THESE ISSUES WERE RESOLVED, IT WOULD BE THAT MUCH BETTER ALREADY
TO BE HONEST. I WILL GO OUT OF MY WAY TO DISTRIBUTE THIS MEMO AMONGST THE
APARTMENTS OF MANY RESIDENTS OVER THE COURSE OF NEXT SEVERAL DAYS TO BRING ON
THE AWARENESS. IT IS TIME PEOPLE SAY SOMETHING RATHER THAN STAY SILENT.

Well, I have three thoughts about your letter overall. First, if these are issues you feel need to be addressed, sliding a letter under the door will not get you the results you desire. Speak with Lea during office hours and ask her to address your concerns face-to-face. Secondly, you obviously feel very passionately about these points, but I really hope your actual letter was not in ALL CAPS. To that point, I hope you spell checked it, as well. Thirdly, I have not had any problem with AC in common areas such as hallways and the lounge. The elevator is frequently hot, but I don't know if that is something that can be readily fixed. Overall, I think the building is showing a normal amount of wear-and-tear, especially since it has been open only slightly more than one year.
I know how frustrating it can be to communicate with the realty staff - believe me, we've had our own separate issues. Rather than take a passive aggressive approach, this is your chance to advocate for yourself and state your case. Letters under doors are easy to ignore.

- Yes,
the letter was intended to be in ALL CAPS. There is absolutely nothing
wrong with that. Either means I am mad and feel like raising my voice on
paper or maybe I just wanted a larger font and felt like raising the caps
rather than later readjust the overall font of the whole document. In my
case - it was BOTH! - Most
importantly - u have failed to realize that I was not talking about YOUR
building, Avalon north, but rather the older building Avalon South, which
has been open since 2001! Of course there aren't any serious issues on
wear and tear in your building, since it's brand new. What gives you the
right to adequately assess the level of wear and tear, since you have
lived here for less than a year, where as I have lived here since 2002
non-stop. Perhaps I have more experience with the management and the way
of Avalon's operation during the years? Where I simply mentioned that the
hallways aren't finished and that the carper job looks incomplete - should
have been a sign and an alarm for you to realize that I am not talking
about your building or Lea?! Does Avalon North have new carpets and
unfinished work in the hallways? Of course not. Please pay attention to
the things that you comment on. It's crucial as to not crowd and pollute
this portal with unnecessary rants and raves. - Yes,
I did spell-check my letter on my own without microsoft and IT IS written correctly with just 2 minor little mistakes. Being a librarian automatically gives you a right to walk around
and correct peoples grammar? LOL. Especially where everything is written
just fine. And even if it wasn't, who really cares? I misspelled the word:
"EXACTLY", by reversing the order of two letters on accident. Probably bcs i was typing in a hurry. And the word "embarrassing", i forgot to add one more "r" by mistake. Is
that a crime enough for you to exercise your communal librarian motherly
right to correct me? English is my 2nd language by the way. For me to speak it as well as i do is pretty admirable i think! How many languages do you speak? Pls find something more interesting and productive to
fill your day with. - Lastly,
as I have previously mentioned - you are not speaking from experience and
have lived here for less than a year, so how could you possible advise and
admit that my approach is passive aggressive an dthat letters under doors
are easily ignored?? have you ever tried that approach? well, I have and
it did work last 2 times when I tried it over the past 6 years I have
lived here. Again, pls take my advice and not butt in where it is not
nearly necessary. Enjoy Avalon North and pls stay out of people's business unless you have something constructive to suggest..
