We are looking at different condos in LIC and looks like the sales at Casa Vizcaya have been quite slow. Is it that people prefer highrise buildings with a doorman and a river view? Or is there something wrong with the development? The prices are quite high but not higher than other new developments. Where could I find accurate information on recent sale prices in the area?

I haven't heard anything negative about the building, yet. Though, you may want to research it on Curbed's website as well to see if they had some stories. I think it's also:

1- A rental-developer's year once again--I have seen a few condo developments (also in Brooklyn) go part-rental after they couldn't close the deal on enough units, and had to sit on the unsold spaces for too long. One also needs to consider how many condo buildings were simultaneously being completed.

2- Developers' greed: They figure that installing Toto toilets and Miele appliances, additionally factoring in the convenient commute for Manhattanites, means they can charge almost 1 million for an 800-square-foot condo. (I have to confess, though, that I'm a complete sucker for those fixtures and finishes, that I would pay a little more to have them!) Btw, that price I quoted was based on the new Badge Building.

Good luck on your search! The hubby and I wanted to buy in the area as well, but alas, due to my employment situation, we can't buy yet.

Cheerios,

JKS
