Fusion LIC Condos Update

I went to Fusion this past weekend. I have to say, they are the only condo in LIC I have seen so far that has the same quality as a super high end Manhattan condo maybe even better. I also like the fact that it’s a very boutique condo were you only have 23 other neighbors. Their neighborhood is not as residential as 5SL, but their location is going to be prime once all the office developments and Gotham Center start right across the street from them. It’s pretty much right in the middle of all the transportation and major roads. I like the fact that you can take 7 different trains into the city as opposed to just taking the 7 line for Arris or 5sl.

They said they only have 9 units left in the building. I was surprised they sold so fast.

I also went to 5SL. I was surprised that their ceiling are only 8-9 feet. Can they call their condos a loft building? I was under the impression that you need somewhat high ceilings have a "lofty" space, not 8-9 feet.

This area has really picked up. Fusion came out from no where. I visited the sales office last week and they said the construction for the entire project will is scheduled for 10 months. They are 3 months away from occupancy. I remember last May when they began there was another building there. I guess they demolished that.

The units there are pretty interesting. I was able to speak to the developer when I was there.

What is going on with purves? Are they ever finishing that building? Arris?

Actually, the E, V & G are a bit closer to Arris than the 7

I heard from a few friends of mine that it was a really upscale condo so i went by this weekend. I could tell they really spent a lot of attention to detail there.


I also talked to one of the developers there and they gave me some good pointers to take into consideration when buying a condo. Mostly how you can tell quality construction vs. second rate construction. It was quite helpful. I reccomend even though you are not interested in buying a condo at Fusion, to hear what they have to say. Its pretty interesting stuff to hear a developers point of view as opposed to a broker.

I just went to view Fusion and it’s absolutely drop dead gorgeous. Its better than majority of all the high end Manhattan condos i’ve visited.

I just have to let my wife take a look. If she likes it, were moving into Fusion. Its been a very long search, but im ready to take the plunge into LIC.
