Echelon Opening Party

I must say, I was pretty impressed with the views from the roof deck. In the A and E Lines from the 4th floor up I was told there are partial views as well. I'm sure the views are best from the 6th floor up because I was on the 9th Floor and the views were tremendous from the model unit. I even saw pictures of BIG in the model unit bedroom. B.I.G R.I.P!

The finishings seemed okay but since it was so crowded I really didn’t get a chance to really inspect anything too well. When I actually arrived there was a cheese line. Of course this was done to attract attention and help market the development.

While I waited on line I really thought it was kind of chaotic but in general things moved along well and there were more then enough people there to buy all the available construction in LIC. I think that speaks words about the current available units on the market in this area. I did hear people online discussing the pricing and some mentioned it was kind of high for this area in general based on the lack of services in the immediate area. I was also told that 4 units were sold by one of the agents from the group and the taxes and common charges for certain units were not available.

Pricing was not officially released because I am sure they are trying to gauge interest and see what the over all crowd reaction was. I think they actually did a decent job considering some of the other developments I’ve seen in the past marketed by them.

The units on the 9th floor that faced Jackson Ave had a nice size terrace but the layout was small and horrid IMO, but if you really want the outdoor space the terrace was nice.

Let’s see who actually buys- still plenty of units left let the negotiations begin. Time for some dinner.

Hi,
I`m glad somebody has some news about the Opening, I could not make it, and just as well, because you say, it was very crowded. However, what about the lay-outs? And no prices yet? So I gues nobody signed-up for any apts.

I was there as well.

I showed up around 8:30, so there was no line. However, there were still tons of people on the roofdeck enjoying the wine, cookies, etc.

I took a look at the apts and the views:

1) The West view is good now, but will be blocked by the future Avalon and East Coast buildings. Essentially, Echelon will only get slivers of views from between all the East Coast, Avalon, and Citylights.

2) I was very unimpressed by the finishings and fixtures. The kichens seemed ok, but the bathrooms were definitely poorly desgined. The basin was built into a wood cabinate that was put FLUSH up against the tub. There's too much potential for splash from the shower and tub to damage the wood.

3) Layouts: I didn't think the layouts were particularly special, although the large windows were nice.

Bottom line, personally, I would rather live in Citylights, Avalon, or East Coast (even though I HATE the sliding shower doors at the East Coast)

I had the same thoughts regarding the views with all the future development going up. $700 psf LIC is steep IMO. We still need schools, retail and so many other things in the neighborhood. I’m very anxious to see how the whole thing unfolds especially with commuting. Our 7 train could become a real nightmare just trying to get to Grand Central when all is said and done. Hopefully by then there will be more service added to accommodate all the new folks coming to live out here.

Still a lot of units and still much more to come.
