$600 per sf?

Posted by dglucks at April 02. 2006
Stopped by the Arris sales office yesterday to check the place out. Initial prices for the first group of units are around $600-650 per sf. I put a placeholder on an 865 sf studio listed for $515K but am debating if I should go through with it, given my 2-year timeframe.

I'm curious to get people's thoughts on that price level for a quite unproven area with potential.

Do you see Williamsburg type prices in the near future ($700 or so per sf), or is there a risk that the price stays steady for a few years as new places get built up and hit the market?

I have been watching prices for any new LIC things coming up and the prices are all similar, badge building is tentavily (sp??)
saying 600-700 sq ft, purves street which is quite far in is a little lower with the late 500-early 600 but these are only aprrox. qoutes as thet haven't gotten AG approval and its the agents just giving ballpark figures, don't know if that helps at all!! But I am in the same boat, looking to buy.

Do you know if other apartments in this price range were available? I was thinking the 500k ones would be the first snatched up.

I was thinking about the $515 ne too, but I personally wouldn't want to face the courtyard. No real reason, just my preference.

awfully close

It keeps running around in my head how close the train tracks are to this building.

I dunno. Seems like great bathrooms though and some of the layouts are amazing...others are...interesting.

Here's an example of the closeness of the tracks for those not able come by and see for themselves:

oh dear..and people in dumbo are complaining about the proximity of the BQE? that is at least 100 feet away. here, every unit will hear the noise.. i can't see how anyone will want to buy without having some audiologist come in and measure the dB levels...
