you don't like townhouses? I would be happy to live in a townhouse on 48th - I like that street. I also heard it was Toll Brothers. I heard it's going to be a 10 story building with 100 condo units. A friend of mine called them (Toll Bros) and they were pretty forthcoming about it. He lives near there and was concerned about the construction debris, etc
Question - I heard that the basketball courts are not permanent and there will be a street there. I can't picture 48th ave as a 6 lane street. what's the word?

They would never put townhouses there because it would be the biggest waste of FAR (buildable sq. ft.). The 100 unit condo sounds about right.
48th Ave. neighborhood park stays. East of Vernon is supposed to be multi-lane divided 2-way street feeding traffic into Jackson Ave. and Pulaski Bridge, with access toward Midtown Tunnel, LIE westbound and QB Bridge. The new lanes would displace the old dog run and go on top of the fill where the railroad cut was.

The other post was correct, the Toll Brothers site is a little over 100k SF, I think something like 110-120k. That should create somewhere around 100 apartments. The building will be up to 10 stories high. This will be a luxury apartment building, I'm assuming condos. I don't think Toll Brothers would do a rental. They build very high end stuff, but almost exclusively single family / townhouse developments. They are just getting into "high rise" construction (same could be said about Avalon, they only started doing high rise 5-7 years ago).
