Slowing condo sales in LIC

Posted by bluebird at March 12. 2008

Looks like sales for all condos in LIC have slowed significantly. And the HPC forum is very quiet. Who here signed a contract for any condo unit in the last 3 months?

indeed sales have slowed. Don't know howe sales are going at HPC but it is to be expected that they aren't flying off the shelves. This is a different market than that of 2003. It is a natural thing to have times of boom and times of slowdown. Just because the building didn't sell out in one week doesn't mean that it was a bad idea to buy in the first place. Also, buildings like the powerhouse and the foundry waited to open sales until a good bit of the building was complete. Most people are more comfortable buying something they can already see. I imagine that once the windows and some of the interiors go in to HPC, some poeple who were on the fence may decide to buy. They can afford to wait, since there is no hurry these days to buy.

This forum has been quiet even when there was more buying activity, so I wouldn't take that as sign of doom and gloom.

I purchased a two bedroom at HPC and I happened to visit the sales office last weekend and the office was packed with customers. I assume this is a good sign. Also i would expect things to slow down during the winter.

Chatter is usually a good sign of interest. I'm not suggesting gloom and doom at all, but you'd think that folks who take the $$ plunge would be looking for and sharing as much information as possible. I remember when Citylights went up, it was a daily chore to keep up with the threads. Just an observation.

MH-

Which building did you choose? OHP or HV? I liked one of the 2 bedrooms in HV, but didn't like the fact that it faced mostly east. There's  nothing to look at. If the price had been lower, I would have considered it more seriously.

I bought a 2 bedroom in HV, but one that faces south, not east. I agree, the 2 bedrooms that face east are great, but the view is the only questionable one in the building. I am very happy with my choice and am excited to move in. Not sure what the sales count is in HV at the moment but had heard from Patrick a few weeks ago that sales in HV had picked up a little since our last conversation.

I agree, chattter is a good sign. Haven't heard of a lot of new buyers in the forum recently, although not all of them use the boards or even know about them.

I chose OHP 2 br. we looked at it as buying the space and building, buying into the hood, we weren't as concerned with views but the views are very good.............
