anybody have any further update/been inside?  I passed HV this morning and it looks like most of the terraces have glass enclosures but that doesn't necessarily mean much is being done internally

hope u guys are watching the rates come down ;)


despite the delay in construction...I'm actually rather thankful that they didn't complete earlier..to say that if they did complete earlier, we probably wouldn't have had the opportunity to lock in or see some of the lowest rates in history come into play =)


so..yea..sucks that they haven't delivered as promised...but behold..something good is actually coming out of it! =P

Yes, waiting has been horrible but these rates are great and I finally have to something to chalk the wait up too.

Has anyone locked anything in yet? Any insight out there anyone cares to share?

Several OHP contract holders have locked in with me.  With rates so low right now I dont know why anyone wouldnt want to lock in?  Afraid of when closing dates are going to be?  Then lock in for 4 or 6 months like some have.  There is a free float down option with this program so if rates go lower youre protected.  And yes there is a net cost of .25% for the 4 month lock and .375% for the 6 month. But if youre locking into something in the mid 5% range then that fee may be well worth it.  Whether youre locking with me or another bank, if you can get something in the mid 5% range up to $625,500 which we're offering, then I say lock.  Remember that rates can change on any given day.  sunny_hong@countrywide.com

I locked in at a mid-5% rate for 6 months. 4 months from now would take us up to...the first weeks of April...which..i would hope the construction would've ended...HOWEVER, I think I'd rather sleep better and be more assured with a 6 month lock. I keep checking the NYC department of buildings website, and I don't see any form of application for a TCO...and considering it's already December...you can pretty much count out any work being done over the christmas/new year break...and the last time they said we might close would be January...which I'm sure the rest of you have serious doubts about too. Personally, I think a March/April closing seems more probable...and the 6 month lock takes me into June which should be safe enough.
