Just found out the East Coast website is up and running. They have several floor plans, however no prices. I just inquired about the price of the 2 bed/ 2bath with the terrace. It's about 1400 Sq ft. Can anyone guess the asking price?

The View, the condo that is designed to rock Long Island City's world (besides Arris Lofts) is now up and running with a website that is heavy on views, shots of the amenities and, well, happy people in love. (You expected testy spouses glaring at each other?) The site for the building we've called the Jesuscondo is a tease though, listing units that are available and the the maintenance on each as well as the tiny ($10-$20 a month) payment in lieu of taxes, but no prices for the units. Previously, the pricing on the Handel Architects-designed EastCoast 3 building from Rockrose was supposed to start at $760K for 1BRs, $1.2M for 2BRs and $1.465M for 3BRs. A tipster writes:


According to a credible source, 6 apartments have been contracted. Many more offers have been made and taken through the developer, only to fall through a few short weeks later due to inabilities to attain mortgages...Beware that you will see plenty of pretty pictures of amenities like a pool, lounge, kitchen, spa, gym, etc... all of which are actually across the street in the rental building. Oh, and no on site parking, that too is across the street in the rental building. $1,000/SF ???

Well, the Eastcoast Club is designed as a place "that feels like a first-class resort."

My offer fell through not because of the mortgage problem, but rather because of the land pollution problem...
The results of the land remediation (part of the offering plan) that was done in the past (similarly to what's being done now on the rest of the parcel) just didn't meet my standards...


I didn't mind the lack of parking and amenities inside the building because, TO ME, waking up every day to the view of the chrysler and the empire state buildings is worth a million bucks... But I did mind the perspective of living on toxic land...

I have seen some apartments in this building.  Not impressive.  The building is poorly designed which is such a pity. There is no reason that the building could have been well designed and the land could have been utilized better to take full advantage of the views (which will slowly be knocked out espcially for the north facing apartments as the proposed high rises are built.  The apartments are awkward, even the million dollar and over apts.  The master bedrooms were small and some were oddly shaped.  I can't imagine why anyone would spend 1 1/2 million for such poorly designed spaces.  Many of the apartments have windows that look directly into your neighbors' windows, so you will be able to get to know your neighbors pretty intimately unless you keep your curtains closed.  The only redeeming quality of the apartments were the appliances which are nice, although the closet doors, cabinet doors and floors are cheap pressed wood covered with a wood veneer.  What's more, residents will have to tolerate the noise of construction for at least the next 7 years and the (hopeful) clean-up of the land pollution. 



Another issue is the marketing for this building.  It is very misleading, which from the start raises a red flag about whether the management can be trusted to maintain the building and come throuh with their promises.  They want to unload these condos at the highest price possible and will say anything to do so.  The building is marketed as having a full service gym with pool, club rooms, common rooftop outdoor space and parking.  None of these amenities are located in this building -- this building has no common indoor space at all (exept a small laundry room).  These amenities are located in the very large rental building across the street on the next block over which has at least 700 residents (conservative estimate).  These common spaces are also available to the roughly 900 residents (for a small fee) that live in the original Eastcoast building.  So, condo owners will have to walk to another building to share these amenities with at least 1000 other people who rent in these buildings.  Add to this, the subway is not that close, it's at least a 7-10 minute walk.



A building located in Queens that is poorly designed and offers amenities in another building that are shared between 3 buildings is over-priced at roughly $900 a square foot, this would be the case even if the economy was strong.  Other new buildings in the neighboorhood and in Williamsburg offer such amenities that are located in the building itself and have better designed rooms and spaces.  Appliances in a majority of these buildings are comparable or better to the ones in the View.  Many of these are also more realistic about their prices.
