As I mentioned at the beginning of this thread:


"Resident called in NY DOB inspector, which was their right, but shut project down until items written up are resolved."  I am just outlining the consequence of that action as I thought it would be of interest to other shareholders.


There is no million dollar overrun that no one knows about! 1/3 of that number has been spent by the end of 2007 and half of that cost was for the protective bridge mandated by Local Law 11 when the building was declared unsafe almost two years ago.  The rest was for legal fees, site safety manager, scaffolding, JMA engineering representative and supervisor and other expenses required by the NY DOB, budgeted and paid for.  Perhaps some of your anger should be directed at Local Law 11 that every building in NYC over five stories has to face.

Larry, I could be misinterpreting it, but the tone of your previous posts on this subject read as though you are pissed off that someone called the DOB in the first place. Not just that you are presenting info for shareholders. I generally support you and the board and appreciate the work and time you and they put in. But, shareholders have a right to call the DOB without doing a costs/benefits analysis first. It seems to me that the problem lies  with the DOB for issuing the stop work order without doing a thorough investigation. NOT, the shareholder who called. My ventilation is still problematic and my Con Ed bill is three times higher than it was last July because I constantly have to run the a/c.


If you are that interested in presenting information to shareholders about how their money has been wasted all you have to do is look at the Board (I don't believe you were on the Board when these things happened):


Daily Bread fiasco


Laundry Room "remodeling" fiasco


Marble floors in the elevator fiasco


Lobby redecorating consultant fee debacle

Don't forget the pigeons in the garage


The carpet that never came


The repainting of the aerobics room


The door lock on the Health club that still don't work


Waiting 2 years plus to start the facade and having to rent the sidewalk bridge

Good news this cycle:


Daily Bread case settled.


New laundry room contract negotiated for new front loading washing machines, floor, ceiling, covered drain trenches and compliant bathroom door,


Pigeon nets installed on the 4th and 5th garage floors.  3rd floor is next.


Carpet installation starts tomorrow on floors 2-5.  Decision not to start before the extra 4th of July traffic was a good one.


Re-painting of the aerobics room at the request of the Health Club Committee and a third coat of orange - at no charge,


Door lock needs a new Health Club computer and has a priority after the front desk, offices and loading dock are installed and networked (all computers property of and removed by Cooper Square).  The IT vendors progress is  disappointing to all of us.


The facade work, started last year, stopped because of residents concerns.

Is it necessary to have the protective shed covering the sidewalk on Center Boulevard?  That sidewalk is quite far from the buidling - the protective coverage on Center Boulevard extends much further from the building than the other three sidewalks.


Could a fence blocking people from entering the 'garden' in front of the the school keep passerbys safe from falling material and reduce the cost of our monthly shed rental?  Just a thought that might be worth looking in to.
